You tend to get up early in Jaco, often you hear people say they used to sleep in but here they get with the sun, I think it’s the just the energy of the place. The horseshoe shaped bay seems to enhance and project the sound of the ocean so no matter where you live in Jaco Beach you can always hear the rhythmic sounds of the ocean surf.

Beach combing is a popular pastime with expats here in Jaco Beach as so many take their morning walks along beach, which seems to energize you for the hot and humid day ahead.

Jaco Beach is the most modern of the Pacific coastal beach towns and certainly the most developed, and in terms of coastal living, Jaco beach is the most important expat havens. Jaco beach is a place where both the new ways of the modern world meets the old ways and both aspects are obvious to those that live here.

As an expat living on Jaco beach, you can immerse yourself in a modern beach lifestyle or living just outside of town you can have that relaxed rural, secluded lifestyle Costa Rica is also famous for.

You will find healthcare in Jaco is high quality and a fraction of costa in the U.S. To give you some examples, an electrocardiogram in the USA costs between $400 and $2,275 USD depending on the hospital you attend for the test, and here in Costa Rica you can have the electrocardiogram and stress test, and doctors consulting fees for $120 USD. You will also find the dental clinics in Jaco beach provide excellent services at fraction of the cost than the USA.

If you are a foodie you will enjoy Jaco Beach. The cuisine choices here include local typical food, Italian, German, Japanese, Chinese restaurants, Argentine steak house, and much more.

Jaco Beach definitely has its own special flavor. It’s a place fun and excitement for vacationers, it’s a place to relax and slow down if you are a retiree, and it’s a place to party if you like that Latin American beach town sizzling lifestyle.

Jaco Real Estate Report 2015: Stable Prices & Higher Foreign Demand

In Costa Rica, where there is no ‘official’ statistical database for the real estate industry, assessing the numerics of house prices and real sales stats is tenuous at best, however with a strong network real estate agency and organization connections and with the assistance of surveys and polls from media companies the trend is clear.

We are fortunate to have on staff, Jeff Fisher of CR Beach; Jeff is a 15 year real estate veteran who has lived in Costa Rica for 20 years. Mr. Fisher gave Jaco Beach a C+ grade for the year which represents a “slightly better than average” score for the year.

First, let’s look at some overall data reported on Costa Rica’s news media that affected the Costa Rica real estate market in general:

The higher-end luxury real estate market continues to see growth in Costa Rica and Jaco Beach in particular has seen an uptick in foreigner home buyers looking for high value properties at good price points.

Higher median housing prices in North America are now driving buyer interested in luxury real estate, particularly for ocean view, beachfront, and near beach properties. The property market in Costa Rica is very dependent on the economy of North America (USA and Canada). For example in Canada at the mid-year point in 2015 the average home was $439,144.00 CDN so real estate value comparisons in Costa Rica are very enticing.

Gross rental yields in many parts of Costa Rica are moderately good in 2015, ranging from 6% to 8%.

Costa Rica’s base interest rate fell since the beginning of 2015, reaching 6.55% in September 2015, down from 7.2% in January 2015, according to the Banco Central de Costa Rica (BCCR).

In July 2015, the average interest rate on colon denominated housing financing stood at 12.9%, slightly up from 12.61% from a year earlier.

The average interest rate on U.S. dollar denominated housing loans sat at 8.21% in July 2015, which was down from 8.47% for the same period the previous year.

Costa Rica´s economy has been on track to expand a total of 3.8% in 2015, after 3.5% growth in 2014, reported the International Monetary Fund (IMF).

Foreign arrivals are an important factor in Costa Rica’s real estate industry as travel is a pre-curser to property sales. According to the Costa Rican Tourism Board, for the first half of 2015, foreign arrivals to Costa Rica increased 4.4% over the same period in 2014, for a total of 987,800 visitors. Tourism revenues are expected to reach approximately $1 billion USD in 2015, up by $160 million USD from 2014. Tourist arrivals averaged 2.3 million+ people from 2010 to 2014. North Americans make up over 60% of all foreign arrivals in Costa Rica every year.

Jaco Real Estate

For 2015 the fastest-selling properties in Costa Rica are in the Central Valley and the Pacific coast and this trend has been consistent for several years. According to a report by The Costa Rica News (TCRN), gated communities and condominiums in the Central Valley and central Pacific coast are particularly popular among foreign buyers.

Jaco real estate started to see an uptick in 2013 emerging from the global economic slowdown with a large inventory of bear market, bottom of the barrel prices. Since then prices have edged up only slightly and the inventories have remain quite high. Jaco Beach real estate is still a buyers market with an excellent selection of property opportunities for those savvy investors still capitalizing on a large a number of post-crunch properties in distress.

The real estate market in Jaco Beach has been getting more publicity over the past year from new resorts and developments that have just come online. These developments such as the new Croc’s Casino Resort have put on media marketing blitz’s that has helped to showcase Jaco Beach as a destination of choice for real estate investment.

Overall the Costa Rica real estate market has seen a slight uptick for 2015 and the Central Pacific coast remains one of Costa Rica’s most active regions.

Jaco Beach Vacation Paradise

Prior to 2010, getting to Jaco Beach was a bit of a challenge having to take a narrow winding mountain road from high in the Central Valley down to the Central Pacific lowlands. Since then a massive infrastructure investment opened up access on a number of major routes including the new Caldera highway which has opened access to Jaco from San Jose in a little over one hour. This has allowed Jaco Beach to remain the number 1 “booming beach town” and spur additional growth as a world class vacation destination.

If you don’t want to drive yourself there are plenty of Taxi drivers waiting at the San Jose airport. The trip will run you between $90 and $120 USD or so, but if you use one of the red cabs you will pay more as they run a meter. You also have the option of taking a shuttle bus service between the Juan Santamaría International Airport and Jaco Beach.

Driving from the San Jose airport is comfortable and scenic as you wind you way down the western slope of the Talamanca mountain ridge. About 25 minutes before Jaco Beach you will cross the famous Tarcoles Crocodiles Bridge. You should stop and take some photos of some these monster crocs, and maybe cruise the gift shops as well, or sit down for great Costa Rican coffee. Once you arrive in Jaco Beach and get settled in for your vacation you may want to consider returning and taking the Costa Rica Crocodile Tour which is great way to not only see these prehistoric monsters up close but a plethora of other Costa Rican wild life as well.

Finding accommodations and Jaco Beach Vacation Rentals is relatively easy as there is a large selection to suite all budgets. There are a number of excellent Jaco Beach hotels, cabinas, condos, homes and resorts to choose from. Rental options range everywhere from high end luxury Jaco Beach condos to budget Cabinas and everything in between.

Arriving in Jaco Beach, you will be captivated by this bustling beach town by day as well as its sizzling nightlife. Jaco Beach has a unique flavor all its own with its blend of tourists, expats, surfers, backpackers, international businessmen and fiesteros (partiers). Doing a little research on Jaco Costa Rica real estate market you can find properties ranging from $60,000 up to almost $400,000 and with the highest inventory levels in the $175,000 to $240,000 USD. Of course there a number of luxury estates for much more but that is median range.

The Jaco area is one of the few locations left in Costa Rica where you can still buy Titled beach front property, as a majority of the beach front available in Costa Rica is Concession property, which is regulated by municipalities under the maritime law that restricts ownership of shore line land.

First generation condo complexes are generally only a couple stories with landscaped court yards and pool, while newer developments are more high rise building and modern architecture, and now Jaco Beach sports large resort complex such Croc’s Casino Resort with 152 luxury hotel rooms, 44 beachfront condos for sale, and a Las Vegas Style Casino, right on the beach.
Gated communities are a very popular option for retirees in Jaco beach. These near-beach communities offer 24/7 security, community pools, outdoor rancho areas for BBQ and gatherings, and often community a club house. For those part time retirees, property management services at many of these gated communities allow owners to generate excellent income renting their home as a vacation income property.

While Costa Rica in general saw a slow down after the US housing bubbler popped, and then the global economic downturn, Jaco because of its location, continued development and tourist drawn continues to see strong rebound growth. Jaco beach real estate specialists expect to see this trend continue through 2016.

Jaco Beach Gearing Up for Another Dry Season

Jaco Beach enjoys spectacular sunsets every evening during the dry season

November 15th marks the arrival of the dry season in Jaco Beach, one of Costa Rica’s primary destinations of choice for travel, living and ‘fun in the sun’. The National Institute of Meteorology (IMN) has stated that the rain season is officially over and that the Central Pacific can expect excellent weather for next five months.As typical this time of year Jaco Beach can expect brisk winds. Cautions are out for very strong swells and increased rip currents from Puntarenas to south to Manuela Antonio this December. Jaco beach is already notorious for dangerous rip tides, with several casualties every year. In particular estuary and river mouths should be avoided as these locations are considered the most dangerous for rip currents.

Of course with the clear sky’s that come with the dry season, the tourists are soon to follow. Christmas in Jaco beach is generally a very busy time with both foreign and local visitors to Jaco Beach. With San Jose only a little over an hour from Jaco Beach, this bustling little beach town really starts to boom come the holidays season.

Hotel reservation for high season 2016 has been hovering at 85% to 90% which means another busy tourist season for Jaco Beach. Costa Rica has seen 2 million plus foreign arrivals consistently since 2012. Tourism plays a major role in real estate as the more tourism the better real estate sales are in general. This past year Jaco Beach real estate has remained stable with prices also stable comparatively from the 2014.

With this year’s El Niño Jaco Beach can expect warm, clear skies for several months, so wax up the surf boards and get out the sun block lotion and enjoy the Pura Vida!
